Because the Santee Lakes area of South Carolina has been relatively undiscovered until recently, our standard of living has remained high, while the price of land and home building has been far more affordable than that of surrounding areas. If you compare the amenities and the prices of Wyboo Plantation ownership with those of comparable properties, we think you will find that our gated waterfront golf community offers the best value of any community anywhere!


AFFORDABLE GOLF CLUB MEMBERSHIP FEES (Optional)

Wyboo Plantation property owners may purchase memberships in either or both golf courses, The Players Course at Wyboo Plantation and Wyboo Golf Club. For The Players Course, there is a $1000 initiation fee per residing family, an $80 per month unlimited greens fee, a $50 per month trail fee if you own your own cart, or a $10 per person cart fee rental per round. For Wyboo Golf Club, there is a $1000 initiation fee per residing family, a $65 per month unlimited greens fee, a $50 per month trail fee if you own your own cart, or a $10 per person cart fee per round.


OTHER AREA GOLF COURSES

The Santee Lakes area offers over a dozen other championship courses within a short driving distance, so you will always have variety in your play. Royal Oaks Golf Course is within two miles of Wyboo Plantation, and seven others are within a half hour drive. Seven more are within an hour’s drive, and we are only an hour and a half from the many courses of Myrtle Beach and Charleston. Walk-in rates and cart fees at all Santee Lakes courses are very affordable and are lower than Myrtle Beach, Charleston and Hilton Head prices for comparable courses, even during peak season. 


DEEDED BOAT SLIPS AND SLIP MAINTENANCE FEES

All Wyboo Plantation property owners have direct access to beautiful Lake Marion through one of three interior lakes or the Wood Lake boat basin. Right now, you can purchase a deeded boat slip for only $10,000 when you buy a developer-owned home or home site. Yearly maintenance fees depend upon the location of the slip. Lake Arbu boat slip owners pay $50 per year per slip for maintenance and power. Wood Lake boat basin owners pay $100 per year per slip for basin maintenance, power, ramp equipment and pumps. In addition, we have a dry storage area with access to the water.


PROPERTY OWNERS’ ASSOCIATION DUES

A $350 per year fee applies to all property owners. Patio home lawn maintenance fees are approximately $650 per year upon completion of home and installation of landscaping and irrigation system. Alternate maintenance plans are also available. Pine Lake homeowners are assessed $100 per year for upkeep of the common areas in the subdivision.


TAXES

Property Taxes – Our property tax rate is approximately 1% of the assessed value for a primary home and slightly more for a second home. Example: a primary home assessed at $100,000 would have an annual tax bill of $1039.60. As a second home, the same property would be taxed $1559.40. However, since South Carolina has a homestead exemption, if you are over 65, you may take $50,000 off the assessed rate of your primary home (after one year’s residency), and would pay only $519.80 in property taxes.
